Pricing and estimates

Mold Remediation Cost in Los Angeles

Nobody can honestly price mold removal from a photo or a phone call. What we can do is show you exactly what drives the number, and build your estimate from what's actually in the building.

The short answer

Mold remediation cost in Los Angeles is set by three things above all: how much material is affected, how hard it is to reach and what has to happen to the moisture source. The visible size of a stain tells you surprisingly little about any of them.

That's why we don't publish price lists. A per-square-foot number looks helpful but ignores the wall cavity, the attic ducts and the leak that caused it. Every estimate we write is built from what we find on site, line by line, so you can see where the money goes.

What drives the cost

Roughly in order of how much each factor tends to change the total.

FactorWhy it mattersWhat you can do
Size and extentMore affected material means more removal, cleaning, disposal and timeAct early; mold spreads while materials stay wet
Location and accessAttics, crawl spaces and high ceilings are slower than an open wallClear the route in and storage around the area
Materials affectedDrywall and insulation are removed; framing is cleaned; finishes like cabinets add workAsk which items are removed and which are cleaned
Containment levelA mini-containment differs from sealing several rooms under negative airUnderstand why the proposed level was chosen
HVAC involvementContaminated ducts or air handlers add their own scopeDon't run a system you suspect is affected
Moisture repairThe leak, drainage or ventilation problem has to be fixed by someoneKnow which trade handles the repair and when

What an estimate should include

A useful remediation estimate describes the work, not just a total. Ours separate the job into lines like these:

  • Affected areas, with approximate dimensions
  • The moisture source and who is fixing it
  • Containment type and negative air setup
  • Materials to be removed and disposed of
  • HEPA vacuuming and cleaning of what stays
  • Drying and moisture verification
  • Clearance method, and any third-party testing
  • What rebuild is included, if any
  • How newly found damage is handled and priced

How to compare mold remediation quotes

Quotes that look far apart are usually describing different work. Before comparing numbers, check that each one answers these:

  1. Is the area contained, and is it under negative air?
  2. Is moldy drywall and insulation removed, or just sprayed?
  3. Is the moisture source identified, and who repairs it?
  4. How is drying confirmed before walls are closed?
  5. How is the job verified as complete?
  6. Is rebuild included or quoted separately?

Our breakdown of what you pay for in remediation covers each line in more depth.

Local factors

Los Angeles conditions that affect scope

Stucco exteriors

Stucco can hide wet sheathing for a long time, so the damage behind it may be larger than the interior stain suggests.

Attic ducts and AC lines

When ducts or condensate lines are involved, an HVAC scope may be added.

Why nobody honest quotes blind

A remediation price depends on things you can't see from the room: how far growth runs inside the wall, whether insulation is wet, whether the leak is still active. A contractor who names a number without looking has to either pad it heavily or raise it once the wall is open.

Low quotes can also hide real gaps. A job with no containment, no removal of wet insulation and no drying check may cost less up front, then cost more when growth returns and the work has to be done again properly.

Ways to keep the cost under control

  • Stop the water quickly and call early, before growth spreads into more material
  • Keep the HVAC off if ducts may be involved, so the scope doesn't grow
  • Clear access to the area, the attic hatch or the crawl space opening
  • Ask what's being removed versus cleaned, and why
  • Have the leak repair lined up so the area isn't left open waiting on another trade

We'd rather look first. On the phone we can talk through what you're seeing, whether it sounds like a small area you may be able to handle yourself under the EPA's general guidance, and what a site visit would check. If the extent is unclear, a mold inspection is often the right starting point.

Questions homeowners ask

Why won't you give me a price over the phone?

Because the visible patch is often a small part of the problem. The same stain on a ceiling can be a surface issue or the edge of growth running through an attic. A price given before anyone has looked is a guess, and guesses tend to go up later. On the phone we can talk through your situation and what the site visit will look at.

Does homeowner's insurance cover mold remediation?

It depends on your policy and on what caused the mold. Sudden events like a burst pipe are treated differently from long-term leaks or humidity in many policies. Check with your insurer. A clear written scope with photos and moisture readings helps whichever way it goes.

Is testing always part of the cost?

No. Testing isn't needed on every job, especially when growth is visible and the source is known. It's useful when mold is suspected but not seen, when an owner or buyer wants lab data, or for clearance after remediation. See mold testing for when it makes sense.

Why are two quotes for the same job so different?

They often aren't for the same job. One may include containment, negative air, drying checks and clearance while the other is a wipe-and-spray. Compare scopes line by line before comparing totals.
